Villa Roxana is an elegant and comfortable villa located right on Lake Como. You will be in the center of the seaside village Calozzo, that is part of the area knows as Pianello del Lario.  You will find the closest restaurant only 500 meter away and there a pebble beach lies next to the villa.  You can also explore the lake by bike. There is a cycle lane about 1,5 km long starting directly outside the villa. Five minutes’ walk away are tennis courts, while the sailing school is a 200 meters away. Only a few minutes away on foot are a pizzeria, a bakery and a small grocery The nearest supermarket lies about 1 km away.

PROPERTY DESCRIPTION

Villa Roxana is located just on the shore of the lake, a few meters from a public beach  The surrounding area is very peaceful and the property features great comfort and a  very up to date technology.You can sit in the shade under the portico or relax in the swimming pool overlooking the lake be overwhelmed by the wonderful sunrises and sunsets and everchanging scenery of the water and mountains.  Villa Roxana offers an additional staff bedroom with a private bathroom, a large and light full living room and a dining room. The spacious indoor areas make it suitable even for a larger group; the building consists of two floors and a basement floor with laundry room. The finishes are quite prestigious: The ground floors pavements are made with antique terracotta tiles, while the stairs and the pavements at the first floor are made in chestnut wood.  

Basemen Floor

From the spacious and bright entrance on the back of the villa the guests have access to the stairs. Descending few steps, you find the laundry room, equipped with washing machine, dryer and a large sink

Ground Floor

There is a large and bright living room with comfortable sofas; nearby is a living area with panoramic view where you find a grand piano. This floor features also a modern and fully equipped kitchen, a large dining room with a wooden table for up to 18 people. Next to the kitchen lies the staff bedroom with a private bathroom. At the ground floor there’s a double bedroom, with en-suite bathroom.  

First Floor

This floor is composed of a living area with terrace and five double bedrooms, each with private en-suite bathroom. Three rooms have their own large terrace, two of which have lake view. All the bedrooms have beds, which can be converted into twin beds.  Each room is different from the others, both for its color and for the tapestries with floral appeal that give each room its own personality, accentuated by the exclusive furnishings.

There is an open-air private car parking area at the back of the villa for up to 7 or 8 cars
