The Estate expands over approximately 70 hectares of Tuscan countryside, is composed of 6 main villas and three cottages, fenced property and each Villa has its own private outdoor parking. Each villa has its own private pool, surrounded by lawns and gardens with lovely view and offer a total privacy. They are perfectly kept and furnished with elegant garden furniture and comfortable sun loungers. Pools are not heated and have sweet water. The shared areas (common facilities)located right in the heart of the Estate are:

On the ground floor there are: a very spacious double entrance hall, flooded with natural light a cozy and elegant reading room with a carved stone fireplace a comfy sitting room with TV. Also, a large and inviting dining room connection with a magnificent living room with three French doors giving access to a panoramic terrace. In this same floor we have a fully equipped kitchen and a breakfast room with an open fireplace. On the first floor you will find: 1 master bedroom with en suite very spacious and bright bathroom with bathtub and shower. 7 double bedrooms with En suite bathroom with shower, 1 living room with original frescoes and one sitting room with TV. 

The swimming pool is open from 4 May to 12 October.

• Guests must provide a Food and Beverage list (incl. wine, etc.) to the cook before their arrival so that the cook can insure the kitchen and bar service as soon as the guests arrive
• The cook will advance the expense for food and beverage purchasing for the arrival day
• Allergies to certain food must be very clearly mentioned well in advance before food purchase.
• All detailed accounting of the food and beverage expenses will be given to the guests at their arrival and follow up for these expenses will be done at the end of each week
• Copy of passport and permanent home address of each guests to be provided prior to check in.
