San Miniato is a charming country town rising on top of a gentle hill, close by the city of Pisa. This lovely place has Etruscan and Roman (it has been indeed a Roman military post known as Quarto) origins, as testified by the innumerable findings in the necropolis of Fontevivo and Montecalenne – Montappio resorts. Anyway, innumerable archaeological evidences witness that the village and surrounding area have been settled since the paleolithic era. The villa is situated around 5 km from the town of San Miniato, where all the necessary services (shops, banks, restaurants, and post office) can be found. The hamlet has an important role in Tuscan and Italian history: during the Medieval Time Via Francigena (connecting Northern Europe and Rome) passed through the center of the San Miniato, which is still well kept, a small gem which deserves a visit. Its position on top of a hill allows to look at the area of Pisa and its neighborhoods. The origin of San Miniato dates back to the 10th century. San Miniato has a railway station on the Pisa-Florence line. By road it is approximately 50′ away from Florence and 40′ away from the coast (Livorno). The city of Pisa, famous all over the world for its leaning tower, is 30′ away. Villa Casolare is a good example of luxury property, set up on a hill in the neighborhoods of the hamlet San Miniato, quite close to Pisa and the Tirrenian coast, within 1 hour drive from Florence. The villa is situated around 5 km from the town of San Miniato, where all the necessary services (shops, banks, restaurants, and post office) can be found. A well-kept unpaved road will lead you to a wide olive trees park and an ornamental garden (in total 4.000 sqm), until you will find the main small square, leading to the villa and to the small detached cottage and about 20 m away. The whole complex is surrounded by a wide park, where you will find a 13 x 7 m infinity pool built in May with sunbeds, umbrellas and a partially covered elegant gazebo for at least 10 people. On the opposite side, in a shady area, are another covered area with a table for 8/10 people, perfect for lunches and dinners “al fresco”, plus a stony oven/barbecue for meat or pizzas. Next to the main entrance of the villa is also a typical “loggia” with sofas and a small wrought – iron table, ideal to spend free time having a drink with friends. The property measures about 330 sqm and it is disposed on 3 levels, the ground floor, the first floor and the basement.

Ground floor

Entering the property, a small corridor will lead you to a small service bathroom (on the right) and then to the main living room, with sofas, tables (one for 8 people) and armchairs. The style is elegant, even luxury but not “heavy”. Another portion of living room has a satellite tv and a fireplace: the area is really bright thanks to a wide window that has the shape of an arch. On the right side of the entrance are, respectively the kitchen and the dining room. The kitchen is fully equipped, with oven and microwave oven, dishwasher, fridge/freezer, and has a table for 6 people, while the dining room has a long rectangular table for 8.

First floor

The stairs (18 steps, from the living room) let you access the hall of the first floor, leading to 4 bedrooms (3 double and 1 with two single beds linked together) with their own bathrooms (3 en suite / 2 with shower, 1 with tub, 1 with shower and tub).

Lower Floor

This floor, that can be accessed from the rear external area of the villa, has a tavern/living room with sofas, tables and a bathroom.  The Villa is a splendid example of typical “Tuscan casale”, restyled, furnished and decorated with classic and elegant taste.
