Villa Floriana is a typical Tuscan villa/farmhouse located in Maremma (large area in southern Tuscany that stretches between the provinces of Livorno and Grosseto) one of the most renowned areas in Tuscany, due to its mild climate, the sea and its rolling hills where oil and fine wines are produced together with many other food specialties. Villa Floriana is 400 square meters, is a charming two-story historical villa surrounded by large and ancient olive trees together with typical Mediterranean plant. It sleeps 7 people. It features a private swimming pool, a private patio, air conditioning, winter heating and WI-FI Internet access.

The property is well connected by motorways and trains you can move around for organized tours in the day or on several days, such as Venice, Naples and the Amalfi Coast, the rocky Cinque Terre in Liguria or immortal cities like Verona, coming back in an oasis of peace to relax. The Maremma area is absolutely strategic for any kind of activity: sunbathing (with the nearby beaches, equipped or free), sporting such as horse riding (only 800m) or golf (Argentario Golf, 18 holes), hiking (with trekking and visits to nearby islands), culinary experience in the villages where you can taste local specialties and delicious wines.

Villa Floriana is a typical Tuscan farmhouse or a “casale” set in Maremma, one of the most renowned areas in Tuscany for its mild weather. The property was built with ancient stones, wood and wrought iron, as well as its decorated gate and the wide stony access path, leading to the villa, the swimming pool and the park with the football pitch as well. The Villa is located on three levels and surrounded by large and ancient olive trees together with typical Mediterranean plants. The outside porch, being furnished with an elegant wooden table and chairs, is built with stone columns surrounds almost the entire Villa, which has two entrances: the main one on the ground floor and the other one that allows direct access to the first-floor Suite.

The infinity pool is in front of the villa and next to the useful and well-equipped gazebo, used as relax area. Just next to one of the sides of the property is an area with barbecue and a stony pizza oven. Inside the park, the property owner lives in a small isolated dependence about 20 m away from the villa, to guarantee a prompt service to guests but at the same time enough privacy. The property offers guests a perfect environment to cultivate their passions, with their family or good friends. The villa with its 3 double rooms and a single room can easily host 7 people, with the option of using 3 extra beds such as sofa beds to host up to 10 people.

The cosy living room, finely furnished and with a typical fireplace, is perfect for friendly dinners or to relax during the hottest hours, away from the heat behind thick stone walls. The large kitchen lets you experiment your ideas with the typical dishes of the “Maremma”. The rooms, with their exposed beams and parquet floor, will transport you in the typical atmosphere of the Tuscan countryside, giving you a sense of peace and serenity. All bathrooms are designed to be spacious and refined, as every single environment is covered with quality materials and quality.

Ground floor (Entrance)

it is composed by a hall with a storage closet, and a wide area with a double living room: a large arch made with bricks separates the living room – relax area from the dining room. The first one has 3 comfortable sofas and an armchair surrounding an ancient stony fireplace, a 50” flat TV, and elegant woody furniture. On one side of the living room is a staircase leading to a mezzanine with another armchair, (the ceiling is sloped and has characteristic exposed wood beams) perfect for listening to music or reading a book. The dining room has a large library and a table for 10-12 people. The kitchen, well equipped, spacious, leads to a storage room. From the door on the back you can reach the external covered portico equipped with table for 10-12 people and a flat TV. Between the dining room and the kitchen is a corridor: from here you can access to a double bedroom with closet and television plus a small single sofa bedroom with Tv and small wardrobe. Lastly you will find a large bathroom with shower and sauna.

First floor

A stony staircase leads to the sleeping area on the first floor. The master bedroom is really large, composed by a double bed, a wide chest of drawers, flat tv, 2 separated closets, a complete bathroom with hydro-massage bathtub and shower. (A small staircase leads on a loft with a chaise longue and a small library). Next to the master bedroom is a complete bathroom with hydro-massage shower and a second bedroom spread over two levels: the first one with a single bed, tv, wardrobe and desk, the higher one with a “futon” double bed. The room is particularly suggested for children/young adults. The ceiling is sloped and has a height of 1.90 m. 1.40 (6.2 feet) at its lowest point.

Independent mall Suite

A door separates the children room from the suite (which can be accessed from the external staircase). The suite is composed by a small kitchenette, a complete bathroom with shower and washing machine, a small open space with tv and double sofa bed on request. A wooden staircase leads to the loft with a second double bed. The suite can host up to 4 people. (The ceiling is sloped and has an height of 1.90 m. /1.40, 6.2 feet at its lowest point).

Floor below (Basement room)

From the living room on the ground floor guests can access a wide basement room, with a laundry room, a complete bathroom with shower.

Swimming Pool/Garden

In front of the farmhouse, there is a large swimming pool (7 x 14 meters), surrounded by olive trees and equipped with small beds, large umbrellas and a relaxing hammock. Thanks to the two-level (1.20 m. and 2.50 m.) depth the swimming pool is ideal for children playing in total tranquility, swimming or diving. (Note: the property owner lives in a small isolated dependence about 20 m away from the villa, to guarantee a prompt service to guests but at the same time enough privacy).

The property is entirely surrounded by a beautiful one-hectare park with numerous ancient olive trees and various Mediterranean plants, flowers and trees. Moreover, being ideal for sports at any time of the day, the park is also served by a football pitch for adults and children with an additional gazebo equipped with table tennis.

Access & Parking

You will reach the property walking past a main entrance gate and without having to climb any steps. To stay at Villa Floriana you will need a car. You will be able to park it free of charge inside the entrance gate.
