Ranuncolo is a magnificent Tuscan country house, located in arguably the most picturesque setting of Italy – the Val D’Orcia area of Tuscany.  The setting is ripe with the astonishing rolling hills and the wine country that Tuscany is so well known for. Set on a wonderfully private piece of land, this area was the exact setting for the Oscar winning movie The English Patient and the breathtaking panoramic countryside scenes from the Gladiator.

Here you are in an area rich with the best that Tuscany has to offer as you are set in a superbly strategic location.  This is some of the best driving and sightseeing country around. You have amazing areas all through the Val d’Orcia (Pienza, world-famous for its town and cheeses, Montalcino & Montepulciano, arguably Italy’s most important wine territory) all between a 15 and 30 minutes’ drive.  The drive through Acquapendente & Pitigliano are some of the most beautiful in Italy, period.  Siena is certainly a day trip, San Quirico d’Orcia, a beautiful little nook of a town is only 15 minutes away, Lake Bolsena is near, even Orvieto is only an hour away.  Arezzo & Cortona are only an hour and 15 mins away and Perugia, 90 minutes.  Here, you are in sightseeing heaven.

This is also Golfer’s and Spa enthusiast’s dream location.  You have the luxury of Italy’s two premier Spa’s nos more than 30 kilometres away as is the Val di Chiana Golf Club (9 holes).  The Lamborghini Panicale Golf Club (9 holes) is 50 minutes and the 18-hole Perugia Golf Club just a little bit over an hourish.  Simply stated, this is THE perfect rental property.

History: This property was purchased in the last decade of the 20^th Century and underwent a total renovation.  Owned by a renowned interior designer, the villa is a beautiful stone-brick building and the vast majority of the furniture and amenities are conceptualized, designed, and manufactured by the owners themselves.  In fact, most of the home decor and furnishings – from the handmade soaps and olive oils, to the embroidered towels and bathrobes, to the dining table – can be purchased from an interior design catalogue.

The property hosts up to 19 guests between the main villa and the charming annex, an ancient barn, fully renovated and splendidly furnished and decorated. Surrounded by the typical Val D’Orcia clay hillocks, you can enjoy stunning 360° views over the valley and its hill towns.

The main villa comprises 6 bedrooms, all with spacious en-suite bathrooms and built-in air conditioning. The common areas are spacious, furnished and decorated in a unique style. Satellite TV, VCR, DVD, CD player for iPod, free WI-FI all over the house. No radiators, heating is provided by an underfloor heating system.

The annex is a charming ancient barn. Beautifully restored, it comprises a spacious playroom (ideal for Yoga retreats or collective gym exercises), a gym and relax area, as well as a kitchenette, bar/lounge and 3 bedrooms all with en-suite bathrooms. The entrance to the property brings you up a private driveway, through a large, iron gate, and into a parking area that can easily park 4 vehicles.  The driveway continues to the back of the villa where there is another parking area for another several cars. The Villa can be entered through several access points, but the main entrance to the property faces west and takes you along its wonderful garden filled with lettuces and vegetables that can be picked and used during your stay.

The Villa is a two-story building, with the Ground Floor encompassing the main entertainment area:

Living room with several couches and various seating areas, a reading room with a large fireplace and large, leather reading chairs, the dining room, with a great, rectangular wood table for up to 14 people.  The main entertainment area on the ground floor is a large, open space, divided into various areas, allowing the group to all be together or independent, as they prefer.

The dining room bleeds into a spectacular Tuscan kitchen equipped with all the modern comforts, but keeping the aesthetic of what you would both want and expect in a Tuscan property.  There is an open fire grill wonderful for cooking meats and fish, an 8-range stovetop, a large, double oven, and as if that were not enough, an external wood fire grill area as well.

There is a lovely external, covered dining area facing the back garden off that extends outside, off of the main, internal dining area as well as a half bath off of the dining area. The first bedroom is the master bedroom, which is a suite, located off of the main living room on the ground floor.  The bedroom enjoys a separate, small study and living room area, while the bedroom enjoys a King size bed, hidden closet area, and full bathroom with shower. The 2nd bedrooms has a King size bed and en-suite bath with shower.

First Floor

The 3rd through 6th bedrooms are located on the first floor.  The 3rd is a lovely, large suite with a rainfall shower, a separate bathtub, a King size bed, and the most amazing panorama available. The 4°th and

5^th bedrooms are in a large suite, sharing a common living room with a beautiful fireplace and flat-screen TV. The first bedroom is a King size and the second a twin, both with en-suite bathrooms with showers. The 6th bedroom, also on the second floor, is a King-size double with en-suite bath with shower. The 6th and final bedroom with a double bed and en-suite bathroom, located next to the external dining area in the back garden.

Annex

Located 100 m.  from the main house. A two story annex with three bedrooms 7th – 9th ( Two twin beds and 1 double bedroom), all en-suite accommodations, at the ground floor and gym, relax area, lounge, bar and kitchenette in the loft.

Infinity swimming pool

The external area of the property is absolutely breathtaking.  There is a large (52 foot x 16.5 foot) heated, infinity pool and a lovely 8 x 8 foot Jacuzzi overlooking the rolling hills.  The pool deck is dotted with sun lounge chairs for comfortable reading and relaxing.  The main patio terrace of the house has several seating areas, covered and uncovered, with chairs, large daybeds, and Tuscany all around.

Access & Parking

The villa has a private parking area within the entrance gate with space for up to 4 cars. A small private road leads up to the main entrance of the villa and cannot be accessed by large vehicles/minivans (unpaved road).
