PROPERTY DESCRIPTION: 

Ground floor

Upon entry, you find yourself in a spacious living room elegantly furnished and divided into two areas: the first sitting area with flat screen TV offers a large comfortable sofa with a glass topped table and a nice selection of books. In this part of the room there is also a working fireplace (the wood is provided by the house), piano and two cozy leather armchairs, perfect for relaxing. From here you can access the dining area equipped with a dining table seating up to 12 (10+2) people.  On the opposite side of the living room there are two leather sofas with large French doors that open up into the outside area. There is also a bar (included in the rental cost) available to guests. Nearby you’ll find a study, equipped with PC, printer, fax, scanner, iPad and a mobile phone with Italian SIM-card. There is also a sofa and round table with comfortable chairs perfect for working in a comfortable atmosphere.Just beyond the study there is the first bedroom equipped with a large double bed, desk, flat screen TV with SKY satellite programming, and a window with a garden view as well as an en-suite bathroom with shower. A fully equipped kitchen (complete with microwave, coffee/espresso machine, teapot, industrial fridge, and 6-burner electric stovetop)is located on the same floor.  From the kitchen, step through French doors to directly access an al fresco dining area equipped with a barbeque and a dining table for 12 (10+2) people.  During the summer months, the continental breakfast is served here. The kitchen area also has a covered veranda and n half-bathroom. On the same floor, there are two elegant double bedrooms with private bathrooms

First floor

A flight of 18 stairs will bring you up to the first floor where four bedrooms and four full bathrooms are located. Each bedroom offers guests pool towels with a pair of flip-flops, and all bathrooms are equipped with ETRO amenities. The first twin bedroom (which is easily convertible into a double if necessary) is furnished with a round table with two armchairs, a sliding doors closet, and flat screen TV and leads through French doors to a balcony equipped with a small table and chairs. This is the only bedroom that does not have an en-suite bathroom, however it does have its own double-sink bathroom with shower just outside the room. The second bedroom is considered a master bedroom, offering a king-sized bed with en-suite bathroom with double sink and bathtub. The bedroom boasts a nicely equipped terrace and French window. A spacious closet, large mirror with leather frame, desk and flat screen TV complete the room. The third double bedroom has a large bed with en-suite bathroom with bathtub, offering the same facilities as the other bedroom such as flat screen TV, desk, armchair, and French window. The fourth and the final bedroomof the Main House is twin (upon request this room is easily convertible into a double as well) and has its own balcony and garden view, with an en-suite bathroom with stall shower. Each of the bedrooms offers a safe, and all of the bedrooms are equipped with parquet flooring and beautiful modern carpets. In the hall you will find the original marble of the mid 20th century, when the property was originally constructed. Terrace: can be reached by climbing 15 stairs* to the highest point of the property, known as The Tower, offering a wonderful view of the surrounding area and is the perfect location for an evening cocktail or aperitif. This area is equipped with a small set of table and chairs with umbrella. *Also accessible by stairway chair lift.

Lower Level

On the lower level of the villa, accessible by 17 steps down from the ground floor, you will find a complete fitness room equipped with a tread mill, exercise bicycle and weight-bench, an Italian billiards table and a relaxation area with a large comfortable sofa with a flat screen TV.  You will also find a guest bathroom and a laundry facility equipped with a washing machine, dryer & ironing set.

External area

The swimming pool area is equipped with lounge chairs, umbrellas, and tables with chairs. There is also an external shower.  The garden boasts several covered sitting areas that are equipped with sofas, tables and chairs – perfect for an afternoon snack, or relaxing with a good book.  Just outside of the kitchen is the al fresco dining area offering a table that can accommodate up to 12 (10+2) people.

• Guests must provide a Food and Beverage list (incl. wine, etc.) to the cook before their arrival so that the cook can insure the kitchen and bar service as soon as the guests arrive.
• The cook will advance the expense for food and beverage purchasing for the arrival day
• Allergies to certain food must be very clearly mentioned well in advance before food purchase
• All detailed accounting of the food and beverage expenses will be given to the guests at their arrival and follow up for these expenses will be done at the end of each week
• Copy of passport and permanent home address of each guests to be provided prior to check in.

• HEATED POOL: The pool can be heated, on request, between 22-28° Celsius.  Specific water temperatures cannot be guaranteed and may vary due to the many environmental variables including wind, humidity, rain, ambient temperature.

• VILLA IMPERIALE all services included are available to our guests from 4.00 p.m. on the day of arrival until 10.00 a.m. on the day of departure. In order to ensure that all exclusive services can be provided, you are kindly requested to book them upon receipt of our confirmation.To insure the best possible service, please inform us of your time of arrival and your mobile phone number.
• Rome city tax: The city tax is not included in the rental rate and it should be paid on cash at the moment of the arrival. the city tax is euro 3,50 per day per person for maximum 10 days. Children under ten years old do not pay the City Tax.The rate-tax may change without notice.
